7 Signs You Need
a New Roof Before Storm Season

Mississippi storm season is not forgiving. Hail, 70+ mph straight-line winds, tornadoes, tropical storm remnants — our state gets a relentless variety of severe weather every single year. A roof that's marginal going into storm season often doesn't come out the other side. And a storm-damaged roof that isn't caught quickly turns into a water damage disaster that costs five times as much to fix.

Here are the seven signs our GAF Certified inspectors see most often that indicate a roof is at or near the end of its useful life.

Sign 1: Your Roof Is 20+ Years Old

The typical asphalt shingle roof in Mississippi lasts 20-25 years — shorter than in northern states because of our heat and UV intensity. If your roof is approaching or past 20 years and you don't know its history, it's worth having it professionally inspected. Age alone doesn't mean replacement is needed, but it means the roof deserves a close look.

Sign 2: Shingles Are Curling, Buckling or Missing

Shingles that curl at the edges or buckle in the middle are telling you they've lost their flexibility and granule coverage. This leaves the underlying wood sheathing exposed to UV radiation and moisture. Missing shingles after a storm are an immediate concern — water will get in through that gap.

Sign 3: Granules in the Gutters

Those gray, sand-like granules in your gutters are the UV-protective coating from your shingles. Some granule loss is normal on new roofs. Significant granule loss on older roofs means the shingles are degrading and losing their ability to protect your home from the sun's UV damage and heat.

Sign 4: Daylight Through the Roof Boards

Get in your attic on a bright day and look up. If you can see light coming through, water can get through those same gaps. This is an urgent repair situation.

Sign 5: Water Stains on Attic Decking or Ceiling

Brown or yellow staining on attic decking or on your home's ceilings below indicates past or current water infiltration. Even if the stain is old and dry, the entry point still exists and will cause damage in the next rain event.

Sign 6: Sagging Sections

A sagging roof section indicates structural damage — either to the decking, the rafters, or both. This is the most urgent sign of all. A sagging roof is a safety hazard and requires immediate professional assessment.

Sign 7: Increasing Energy Bills

A degraded roof loses its ability to reflect heat. If your cooling bills have increased significantly over recent summers without an obvious explanation, your roof's thermal performance may be deteriorating. A new GAF roof with proper ventilation and reflective shingles can meaningfully reduce cooling costs.
